Purpose
The Annual Portfolio Service Plan provides predictable, flat-rate pricing for routine pest management across a defined portfolio of properties. The plan is designed for preventative care and ongoing monitoring and is subject to the following terms and conditions.
1. Plan Structure
The Annual Portfolio Service Plan provides scheduled inspections and routine pest control services for the covered portfolio for a fixed annual fee, up to a defined service cap, as outlined in the service agreement.
2. Defined Portfolio & Primary Provider Requirement
Covered properties must be listed in Schedule A of the agreement.
Vero Pest & Environment must be designated as the primary pest control service provider for the covered portfolio.
The plan applies only to services performed within the defined portfolio.
3. Included Services
The Annual Portfolio Service Plan includes:
Quarterly scheduled inspections of each listed building
Routine pest control services arising from inspections or reported activity
Follow-up treatments for typical pest activity
Priority scheduling for services within the covered portfolio
4. Annual Service Cap & Fair Use
The plan includes services up to a defined annual service cap, established at contract signing based on:
Number of units
Property type and condition
Historical pest activity
Services exceeding the annual cap will be billed separately at:
Preferential portfolio rates, or
Standard published rates, as specified in the agreement
This plan is intended for routine and preventative pest management, not chronic or unmanaged infestations.
5. Exclusions
The Annual Portfolio Service Plan does not include:
Structural exclusion or building envelope work
Wildlife services
Major infestation remediation
Emergency or after-hours services
Services required due to hoarding, severe sanitation issues, or deferred maintenance
Third-party or specialty treatments unless explicitly included in writing
6. Access & Cooperation Requirements
Plan pricing assumes:
Reasonable access to units and common areas
Adequate notice for scheduling
Coordination and communication support from the property manager
Excessive no-shows, denied access, or repeated rescheduling may:
Count toward the annual service cap, or
Be billed separately at standard rates
7. Pricing & Payment Terms
Annual plan pricing is established at contract signing and may be paid by one of the following methods:
Annual Prepayment:
The full annual plan amount is payable in advance.
Monthly Installments:
Monthly payments are calculated as:
(Annual Plan Amount ÷ 12) + 7.5%
Failure to maintain agreed payment terms may result in service suspension or reversion to standard, non-plan pricing.
8. Plan Review & Adjustments
The Annual Portfolio Service Plan is reviewed annually.
Pricing and service caps may be adjusted upon renewal to reflect:
Actual service utilization
Changes to portfolio size or condition
Regulatory, material, or operational cost changes
9. Modification or Termination
Vero Pest & Environment reserves the right to:
Modify plan terms with written notice at renewal
Terminate the plan with 30 days’ written notice in cases of:
Material misrepresentation of portfolio conditions
Chronic exceedance of service caps
Repeated access or cooperation issues
10. Effect of Termination
Upon termination:
Services will continue during the notice period unless otherwise agreed.
The client remains responsible for payment for all services provided up to the effective termination date.
If the plan was prepaid annually, the unused portion of the plan fee will be prorated to the effective termination date, less the value of services already provided at standard published rates.
If the plan is paid via monthly installments, payments remain due through the notice period, and any outstanding balance remains payable.
Services completed prior to termination are considered earned upon completion.
10. Professional Standards
All services provided under the Annual Portfolio Service Plan are delivered to the same professional, regulatory, and environmental standards as non-plan services. The plan pricing reflects efficiency and predictability not service quality.
